WEST CLAYTON


Surrey is growing and it is growing exponentially. With new business opportunities and a boom in young families, the West Clayton neighbourhood will be the community of choice. West Clayton is striving to become an integrated and diverse area of Surrey with a variety of housing types for a variety of lifestyles.

West Clayton covers an area of 713.6 acres and the final Land Use Concept Plan envisages a unique community structure and identity that will be realized through a series of developments. A village and neighbourhood centre for Clayton is being built, which includes a library, rec centre, parks and schools near the intersection of 188 Street and 72 Avenue. A new higher density, mixed use, sky station station hub near 184 St and 190 St will be created in anticipation of future SkyTrain line.

Higher density transit will also be implemented to support the residential densities within walking distance of transit serviced area. All medium density, or cluster housing, with “green density transfer areas” adjacent to important riparian and natural areas will be implemented, along with lower density cluster housing with “significant landscaped buffers” adjacent to the Agricultural Land Reserve (ALR). West Clayton will support abundant park areas, greenways, wildlife corridors, riparian areas and other natural areas as well.

Another highlight is the attention being paid to energy-efficiency and conservation. The City of Surrey will be focusing on an “Energy Shift” neighbourhood, where energy cost reduction strategies will be paramount in the West Clayton area. Greenhouse gas emissions will be greatly encouraged. The incentives for developers include something that is highly touted in the development community: bonus density for said project.

SKY TRAIN TRANSIT INTEGRATION

Surrey will be implementing an expansive SkyTrain transit system extension which is a 16 kilometre route from King George Station along Fraser highway to Langley City.

West Clayton will be fully integrated with the newly proposed SkyTrain extension and will have 2 stations (184 St & 190 St).

NEW STATE OF THE ART SECONDARY SCHOOLS

To quell the ever-present issue of overcrowding in neighboring schools, a new secondary school was built in West Clayton (Salish Secondary) and the new elementary school, Regent Road, is under construction.

It’s expected that between 2,200 and 3,300+ new students will be enrolled in K-12 schools and it’s also estimated that the schools and the new library & recreation facility will combine to provide up to 100 jobs within the West Clayton area.

These state-of-the art schools will help redefine the culture and character of community. Upon opening, the secondary school already alleviated the overcrowding of École Lord Tweedsmuir Secondary and Clayton Heights Secondary, which are currently over capacity respectively.
